To acquire, develop, and manage value-add commercial properties with the intention of increasing shareholder value through property improvements, management consolidation, increased leasing efficiencies, and liquidity improvements.
Our acquisition criteria include apartment buildings with a market value between $1 million and $20 million within a tight geographic area of South Florida spanning from Miami to West Palm Beach.
Through the prestige and expertise of our board of directors, accountants & advisors, and our legal counsel we actively raising traditional financing through commercial banks and private equity to fund our acquisition targets. Each round of funding is specific to each property and based on audited financials.
Acquisitions & Development
Our main objective for each acquisition is to obtain non-performing or underperforming multi-family buildings in our local area which can be drastically improved through physical restoration, aggressive leasing, and proper and timely maintenance. We are able to achieve this by operating an in-house centralized organization comprised of contractors, leasing agents, and maintenance crew.
The market cap of the REIT (Real Estate Investment Trust) industry has gone from $9 billion in 1990 to $100 billion in 1997 and then over $350 billion by the end of 2008. We believe that it will continue to climb to $2-4 trillion in the next 10 to 15 years.

Charles Everhardt, Chairman
Throughout his 25-year career, Charles successfully developed, brokered, financed and closed billions of dollars’ worth of real estate projects. He has contributed to acclaimed developments, including Chicago’s Randolph Tower and the $50 million Rainbo Village Project, an award-winning residential and retail-use development. Charles’s experience is vital to Lakeview Property Partners’ ability to attract big name projects and funding.
Myron E. Siegel, Director
Myron is a lawyer, businessman and financial strategist with offices in three U.S. cities and is a member of two Bar Associations and the Federal Trial Bar. Myron has degrees in law, finance, accounting and an MBA. He’s a renowned deal-making lawyer with significant multinational transactions, mediation and litigation. His diverse experience includes serving on various boards, knowing how to draft legislation, obtaining business funding and much more.
Esther Z. Bejar, Director
Esther is an expert in nearly a dozen categories of tax compliance, research and planning. Esther established her foundation as a tax specialist during her 3 years (1987 – 1990) at Laventhol & Horwath CPA’s, one of the largest national CPA firms at the time.
Joshua Estevez, Director
Joshua is a property manager with over a decade of hands-on experience managing commercial properties. Joshua is an expert at juggling leasing, construction, repairs, tenant management, and employee management in a large commercial building on a daily basis. He is directly responsible for turning around a 10-story building from an occupancy rate of 30% to 98% in 18 months.
Paul Gaulkin, President
Paul is a licensed CPA who has started and developed numerous successful businesses since the ripe age of 16. His current venture has achieved over 20,000% revenue growth in its first year of business and is expected to achieve another 5,000% revenue growth in its current fiscal year. Paul’s experience, drive and resilience prove an invaluable combination toward Lakeview Property Partners.
Juan Santana, Vice President of Sales
Juan is a born salesman who earned the title through action and results. He has made literally more than one million cold calls over his sales career spanning more than two decades. He possesses a unique ability to spot, nurture, and train talent with over 10 years of experience in management. Juan is responsible for assisting Paul Gaulkin in his current venture’s first year 20,000% revenue growth.
Anthony Noboa, Advisor
Tony’s banking career spans half a century with senior positions at several national and commercial banks. Tony holds a BSBA from the University of Florida. He is also a graduate of the school of Banking of the South, at Louisiana State University and National Commercial Lending School, at Oklahoma University.
